INTRODUCTION ABOUT TRIACO ARCHITECT
Triaco started as an urban planning firm which participate on direct social poverty alleviation and environmental improvement actions 30 years ago as an association of three individual architects, social scientist and businessmen. The works include designing and building of private residences/ villas , larger scale Real Estate development , school / educational campuses, commercial centers, facilitating low income communities (Government/ Private sector) in developing “socially responsible” projects in rural as well as urban areas in the enablement of the poor to help themselves, and the participating efforts in reducing carbon emissions and increase natural renewable energies incurbing global warming problems faced today.
Now Triaco is separated into 3 individual branch with Mr. Antonio taking care of the office in Bali working as a commercial and residential project consultant. Mr. Antonio is now working on an urban planning project in Jakarta but I wasn’t able to be involved due to the distant location.
During my internship period, I’ve been trusted in various schematic design such as designing a facade and involved in meetings discussing the process of the design. I’ve also been involved in tender drawings preparation and helped in cad details and finishing requirements for the building. I’ve learn about construction requirements depending on different province through discussing with the contractor in field and observing the drawings.

1. HOUSE SCHOOL JAKARTA
Type: Multipurpose house for a School, Production and Living place
Location: Jalan Mandrasah, Pondok Indah, Jakarta
Size: 1320m2
Specification: 3D Façade Design, Project evaluation, and preparing architectural drawing.
Project Description
The First project I am involved with was designing a multifunctional resident which will also be used as a production base and also a kindergarten school. The design is still on schematic stage and has been through several revision and changes. I was in charge in designing the façade of the house using sketch up together with my supervisor, Miss Erna. I revised it with Mr. Antonio every time I’m done with the 3d and consulted with my supervisor. In the middle of the project, Ms Erna hand over her job to me, I was then in charge both for the cad and the 3d that was still in schematic stage, supervised straight under Mr. Antonio.
There was a problem with the land certificate owned by the client, so a fiction building permit plan called IMB (Ijin Mendirikan Bangunan) is needed to be produced and to be submitted to the people with authorities in Kantor Dinas Perijinan Jarkarta. Therefore I was involved in the discussion of designing the IMB plan and the Original plan both at the same time. Due to the restriction of the area for the IMB plan, we need to throw away some of the original plan and re-plan the layout. I was also involved in the consultation meeting with the contractor and learnt about the construction details and the building permit. At the end I was in charged in working drawing to be given to the contractor for structural analysis.
Learning Outcome
Throughout this project I got the chance to learn a process of schematic design in a real life project other than studio design project that we learn from our coursework. I was trained to think critically and out of the box to solve the problem given. I was also trained to be conscientious when working on the cad drawing.
I was given the chance to design the small details such as the ramp going to the production area and the ramp going down the basement for the vehicle. I did the calculation and search through neufert. I also learned that to build a basement, we need to at least leave 30 percent land for water absorbtion, so that the basement wont be flooded.
Most importantly was that I learnt every details and layouts needed make the IMB package to be given to both the authorities and the contractor. From here I learnt about the boundary requirements to build the foundation, therefore mr antonio told me that he usually built the main stuctures and foundations around the middle.
Last but not least, mr. Antonio allowed me to study and observe the results of soil investigation report. I wasn’t there to join the investigation but I was able to observe of how the soil firmness will effect the choice of foundation for the house technically and economically. Calculations of the carrying capacity of the land in the analysis are based on data from boring point: the cone pressure and friction values. I was able to learn the process of the soil condition up to the recommended type of foundation and measurement details.

This project is already on the final stage, it has been consulted to the contractor and accepted by the client. The only thing left are the minor things such as finishing details. I helped out in completing section drawings as well as finishing detail. Throughout the project, I was guided by Mr. Guntur as well as Mr. Gerry that took part in the tender documentation.
Learning Outcome
In this project I learnt about detailings and the process in making tender drawings. I also learnt about how the company communicate with the contractor through the production of tender drawings.

The rendering and presentation skill in this project is very important because it involves larger group of client. This presentation rendering will be used as a tool to collect fund for further stage of the project. I am involved in this project due to the high spec of my Laptop to render a video, so I was partly assigned in the video rendering supervised by Mr. Guntur. I was also involved in the making of presentation drawing as well as the revision meeting with the client.
Learning Outcome
I have deepened my skills in lumions and photoshop and was able to learnt about the requirements to commercialise the project to reach out to the larger scale of client in order to gain funds. Most importantly I have a bigger scale of networking through meeting with the client.

Project Description
The third project im involved in is designing a residential house for a newly wed couple in Bali. The design is in the final stage which is the working drawing stage. This project was handled by our senior architect, Shin Hasegawa along with 3 other drafters. My job at first was to help in the presentation video using lumion and was also given the opportunity to do the post rendering of the house using Photoshop.
I was also incharged is noting down the minutes of meeting whilst having discussions with the client. I note down what are the design addition and suggestion both given from the client and the consultant architect.
When the design has been finalised and the client agreed to it, we were able to continue on to the detailings and tender drawings, I was then given the task to do the sections, elevations, detailings and door window schedule of the house to complete the tender drawing package. I didn’t get the guidance to do detailings therefore I did the research on my on through observing older projects.
Learning Outcome
Throughout the project I develop my soft skills needed for presentation with the client. I learnt about the manner of how to present and discuss our design proposal and development to the client.
I learnt about the scheduling and design program, how long a work must be done to meet the deadline. Though this project was a little bit slower than the planned schedule, it’s already on the working drawing stage, therefore I was able to participate in the construction review with the contractor.
I also observed about the architecture fee and how the company made the estimation, I learnt that consultation fees are usually based on the Architecture business common market, prevailing market prices, area x general unit cost, 8% - 10% of total services from initial design, manufacture Building permit image, Image Work for Contractor and Periodic Monitoring.
At the end of this project, I was able to participate in the preparation for tender drawings. I learnt about the contruction and structural details through working on the sections as well as observing the structural drawings from the contractor.
